Hormann per centro logistico innovativo, flessibile e funzionale, caratterizzato da un’elevata attenzione alla sostenibilità ambientale, che utilizza prodotti Hörmann per ottimizzare il funzionamento delle baie di carico/scarico.
Operativo dal marzo 2022, Casei Gerola Logistics Park è il nuovo hub situato in posizione strategica fra Milano, Genova e Torino, in prossimità dell’incrocio fra la A7 (Milano-Genova) e la A21 (Torino-Brescia), a breve distanza dai principali porti, aeroporti e autostrade del nord Italia.
Il promotore Invesco – leader nella gestione degli investimenti a livello internazionale – ha affidato progettazione e coordinamento dei lavori alla società di ingegneria SFRE – Services For Real Estate, la realizzazione al general contractor Engineering 2K e il project monitoring a CBRE.
Il nuovo centro logistico propone un’immagine dal forte impatto visivo, che esprime al meglio i contenuti di elevata sostenibilità energetica e ambientale. Le facciate sono infatti caratterizzate dai “green wall”, vere e proprie quinte verdi che rendono più gradevoli i prospetti: piante, arbusti, cespugli, fiori ed erbe preservano la biodiversità e compensano parte delle emissioni climalteranti delle attività insediate.
Le prestazioni energetiche di alto rango
Casei Gerola Logistics Park è un complesso in classe energetica A ed è certificato LEED Platinum, il più prestigioso tra gli standard globali per gli insediamenti eco-compatibili. Particolare attenzione è stata prestata all’illuminazione naturale, alla climatizzazione mediante pompe di calore, all’autoproduzione elettrica tramite impianti fotovoltaici e al largo impiego di materiali riciclati.
L’ing. Le avanguardie sono state il totale riutilizzo dell’acqua piovana per l’irrigazione, la riduzione del consumo di acqua pari a quasi l’80% del fabbisogno annuale, la stipula di contratti di fornitura 100% proveniente da fonti rinnovabili, il miglioramento in termini di efficienza energetica rispetto ai benchmark di riferimento e l’elevata reintegrazione di aree a verde per oltre il 20% del sito.”
Il concept spazio-funzionale è basato sulle più evolute soluzioni per ottimizzare le attività logistiche. I due edifici mettono a disposizione circa 110.330 m2 di superficie totale (di cui 5.500 m2 per uffici), all’interno di volumi con maglia strutturale di 17 x 17 m (altezza minima sottotrave 11,70 m), oltre ad ampi piazzali e a parcheggi per 364 auto e 81 autotreni.
Le 118 baie di carico/scarico, alle quali attraccano ogni giorno decine di autotreni, sono equipaggiate con rampe di carico, portali isotermici e portoni sezionali di produzione Hörmann che, oltre all’intrinseca funzionalità e sicurezza delle operazioni, contribuiscono in modo determinante al mantenimento delle migliori condizioni di comfort per il personale e al contenimento delle dispersioni termiche.
Efficienza energetica in ogni condizione operativa
Le baie di carico/scarico presso Casei Gerola Logistics Park sono realizzate con prodotti Hörmann specifici per questo tipo di applicazioni. In dettaglio:
– 85 rampe di carico HLS (dimensioni: larghezza 2.250 mm; profondità 3.000 mm);
– 11 rampe di carico HLS – 2F (dimensioni: larghezza 2.250 mm; profondità 4.000 mm);
– 96 portali isotermici DSL (dimensioni: 3.500 x 3.500 mm);
– 96 portoni sezionali SPU 67 Thermo (larghezza 2.700 mm; altezza 3.000 mm) più altri 6 SPU 67 Thermo (larghezza 4.000 mm; altezza 4.500 mm).
Le rampe di carico HLS (portata 60 Kn) sono studiate per compensare con precisione il dislivello esistente tra le banchine degli edifici per la logistica e i pianali dei veicoli, situati a diverse altezze. In questo modo è possibile caricare e scaricare le merci spostandole in orizzontale, a vantaggio della rapidità delle operazioni e della sicurezza.
Realizzate con una solida struttura in acciaio ed equipaggiate con piattaforme con una corretta flessibilità torsionale, le rampe di carico HLS possono compensare senza problemi eventuali pendenze del pianale causate da autocarri con carico sbilanciato. La pavimentazione in acciaio zincato assicura resistenza, durata e igiene.
L’affidabile impianto idraulico dispone di tre cilindri, due di sollevamento e uno per l’elemento frontale, che rendono HLS adatta a tutte le condizioni di carico, facile da utilizzare e, grazie alle valvole per l’arresto d’emergenza automatico, estremamente sicura in tutte le condizioni d’uso.
I portali isotermici Hörmann DSL proteggono le attività logistiche dagli estremi climatici e dalle intemperie. La struttura a bracci oscillanti e gli speciali profili aperti sono particolarmente flessibili, in orizzontale e in verticale, perciò creano uno spazio operativo idoneo allo svolgimento delle operazioni di carico e scarico.
Spingendo il portale isotermico, il telaio frontale si sposta leggermente verso l’alto evitando danneggiamenti causati da urti, mentre in caso di pioggia l’inclinazione della testata devia l’acqua in avanti, verso il bordo anteriore, azzerando qualsiasi possibilità di infiltrazione.
Realizzati con elementi in acciaio zincato verniciato a doppia parete riempiti con schiuma di poliuretano espanso, i portoni sezionali Hörmann SPU 67 Thermo sono la soluzione per edifici industriali ad alte prestazioni, destinati alla logistica alimentare e alla gestione della catena del freddo.
Il notevole spessore dello strato termoisolante (67 mm) e il taglio termico tra lamiera esterna e interna restituiscono una trasmittanza termica molto elevata (0,62 W/m2K), perciò minimizzano i consumi di energia ed evitano la formazione di condensa sulla faccia interna. Tutti i portoni SPU 67 Thermo presso Casei Gerola Logistics Park sono dotati di finitura Micrograin e dispongono di motorizzazione WA 300.
